Very strong vibe felt at this auction with almost 150 people enjoying the afternoon sun in the heart of Middle Brighton, lazing around the grounds of Brighton Library. Auctioneer David Hart, however, was unable to extract any bids after his vendor bid of $3,000,000. The property passed in at this price, and despite the lack of auction action the atmosphere was buzzing.

"Quite a special home. Cleverly designed. Love the integration of floor materials from inside to outside. Accessing rooms from both sides of the house another clever feature. Spread over three levels there are multiple living areas. I would have liked to see a bedroom/bathroom combination on the ground floor. The laundry on the lower level may also be an issue, with the bedrooms two storeys above. Especially for those with a larger family and lots of washing. A lift would have further improved the property. The south facing rear is not ideal, especially in winter, and great effort has been made to maximise windows on the east/west to allow as much light/warmth in as possible. The home has slab heating is a real luxury. Given the no shoes request when inspecting ensures everyone gets to experience it. Certainly plenty of wow and a lot of home on a compact block."
