The quiet crowd of no more than 40 remained very quiet throughout the auction refusing to show any interest in the South Yarra property. There were no bids made for the property which was eventually passed in.

"This is a cleverly designed town house overlooking Fawkner Park. Surprisingly it has four bedrooms but it would be tough if all were filled with teenagers. It will more likely suit a younger family - with one of the bedrooms converted to a study. Views from the front rooms are directly onto the park and this helps give the smallish block the sense of space. The kitchen is large enough to provide another eating area - in addition to a good sized dining room - so the total package ( which includes a garage)provides far more than you would expect when seeing it for the first time. If there is a constraint it would be the access to Park Place from Punt Road - can you imagine the beating of car horns when you decide to take a right off Punt Road at evening peak hour to get into the street. Better to take the long way home and be heading north on Punt Road. "
