raw_nondaAn interesting property presently up for sale is 17 Houghton Rd North. Among a building landscape of cream-brick 1960s houses and period reproduction mansions sits this innovative two-storey architectural jewel by renowned Australian architect Nonda Katsalidis (responsible for, among others, Eureka Tower, HM@S, St Leonards and Franklin St ).

This is a house you will either love or hate and it is what we would term a “trophy house”. This is not a pejorative term. We don’t have a problem with trophy houses – in fact, we have bought many of them over the years for clients. However, when considering buying a trophy house, it is vital that you ensure that your lifestyle matches with the house’s layout. For example, many trophy houses have small kitchens, as they were designed in a different era, and this may not suit the requirements of a large family. It is also important to note that often trophy houses are designed to a client’s specific requirements and these may not suit other potential buyers,

Although some floor plan changes can be made to trophy houses to accommodate current lifestyle preferences, I would be reluctant to recommend this because it alters the original architectural vision and intent and therefore the subsequent value of the house.

17 Houghton Rd is a good example of a trophy house and it is refreshing to see this house in such a location. It is well zoned, with formal areas to the north well separated from informal areas to the south. Bedrooms are on the first floor and are a good size with good storage and serviced by two bathrooms. This house has real quality and the double volume central gallery is a clear highlight. It is let down a little, however, by a smallish kitchen, which really does crave more natural light and a better outlook and connection to the rear yard; for example, the good-sized pool is located at the back of the block, which may not suit families with young children.

Despite these minor quibbles, 17 Houghton Rd is a good house and we rate it 731 out of 1000. Hopefully there is someone out there who will appreciate the architectural vision behind this house.
